Mortgage Monday: We Have Gas!


When my wife and I purchased our home we were well aware of the shortcomings of the heating and air conditioning. We also knew that the house ran on a combination of electricity and oil. We were reminded of this throughout the winter each time to boiler switched on and shoot the floor beneath our feet. Being that the house has an always on boiler providing not just the heat coursing through the baseboard elements but also supplying all of our hot water, we were well aware of the fact that it would be a massive undertaking to overhaul these essentials.

After conferring with family and confirming with a few other professionals, the decision was made to switch to propane gas. It was a bit of a shock to hear the total estimate for these projects but, knowing how much we spent on oil the previous year alone, it was clear that this would be a worthwhile investment and something that would solve a multitude of current and future problems. Besides, there was always an outside chance that the antiquated systems would fail sooner rather than later given their condition.

So, with these plans in our minds, I made the calls around to a variety of gas companies in the area, received quotes from them all, and decided on one that simply made the most sense. After a slight delay, they were finally able to make it to the house to install the tank. I actually forgot to mention the logistics of the project which entailed digging a giant hole and installing a sixteen foot, one thousand pound, propane tank… and running the underground gas line to the house. Seems pretty straightforward until you factor in the kind of soil that they had to deal with today.

I warned the sales person who did the estimate a couple of weeks ago that there wasn’t much top soil but it seems as though the message may not have been passed along. About twelve to eighteen inches down and the crew got a nasty surprise… bedrock. Needless to say it was an all-day project but they got it done and they seemed to take a few extra steps to make sure that everything was done right. Even the owner of Great Valley Propane took the time to review everything and discuss what had been done and what he was seeing with my wife. And now I can say with a completely straight face… we have gas!

Mortgage Monday: Revising The Project List


My wife and I have continuously kept an informal project list of things that we would like to have done at the house. As I have written about before, some things are more pressing than others with the majority of these tasks being things that we want to do rather than things that need to be done. However, in the end, they are all projects that will transform this already wonderful home into a perfect one.  

Of course, we have to work within our budget so some things have been shifted around according to our finances. This has also impacted the overall timeline of the work we would like to get done at the house. That being said, as we have priced out some of the items on our list there have also been things shifted up or down accordingly. Lately, those prices that we have seen have allowed us to move things up in our timeline.

To review, here are the things that we have known for some time and which we had planned to address over the next few years:
  • Installing office door
  • Flooring (hardwood or laminate?)
  • Minor electrical work (fixing existing issues)
  • HVAC overhaul
    • Replacing boiler with hot water tank
    • Installing steel duct work
    • Installing two HVAC units
    • Installing underground tank for gas
  • Side Deck
  • Front Porch
  • Repair / replace retaining wall
  • Tree removal
  • Installing chimney cap
  • Repointing masonry
  • Garage Door replacement
  • Re-grading around the house

That was the basic list that we came up with shortly after we moved in and it remained relatively unchanged for a few months. Over time, we added a few more items:
Interior painting
  • Replacing kitchen and bathroom hardware
  • Replacing appliances starting with the washer and dryer
  • Converting fireplace to gas
  • Expanding bonus room upstairs and finishing

Now, the list has grown to include a few new items and some clarifications on the aforementioned ones as well. With the existing things that we knew from the beginning, previous additions, and a batch of new items, this new roster of projects now consists of the following:
  • Installing French doors to my office
  • Installing hardwood floors throughout
  • Minor electrical work (fixing existing issues)
  • HVAC overhaul
    • Replacing boiler with hot water tank
    • Installing steel duct work
    • Installing two HVAC units
    • Installing underground tank for gas
  • Converting fireplace to gas
  • Install gas or solar generator
  • Installing composite side deck and front porch
  • Repair / replace retaining wall
  • Tree removal around property
  • Installing chimney cap
  • Re-pointing the patio
  • Garage Door replacement
  • Re-grading around the house
  • Interior painting
  • Replacing kitchen and bathroom hardware
  • Replacing appliances starting with the washer and dryer
  • Redirecting dryer vent
  • Replacing refrigerator
  • Expanding bonus room upstairs and finishing
  • Replacing front, side, and patio doors
  • Lighting fixtures in all bedrooms
  • Replacing toilets
  • Resealing basement walls
  • Re-configuring landscaping (removal of flower beds)
  • Replacing / adding outdoor lighting
  • Replacing doors to garage with fire rated doors
  • Replacing gutter guards
  • Replacing blinds
  • Installing new window treatments
  • Replacing windows

What started as a relatively small collection of projects has grown rapidly into a long list of things that we would like to have done to the house. And while there are many more project than before, we are still hoping to get the majority of these things completed by the end of next summer. Some things will be quick while others will take weeks and some are things that we will get done eventually like replacing the windows. So, beginning this summer, things are going to be quite busy around the house but, slowly and while sticking to a specific budget, we will transform our home into one that we have only dreamed about in the past.

Mortgage Monday: The Small Things

Summer is now upon us and my wife and I have been busy picking up things here and there for the house and for the yard. So far the tractor has been running well and the other gas powered tools have been taking care of the rest of the property. Now it is time, at least for the outside items, to round out the things that we need to maintain our little piece of land. This includes all of the trimming items as well a ladder, saw, sledgehammer, and axe. You would be surprised by how useful the last two items are around the property.

Many of the other items that we have picked up or ordered lately have been more about the comfort and convenience around the house. Having a hammock in the back yard is not something that we need but with the deal that I found at one of my usual online stores it was well worth the nominal cost. Plus it completes the collection that we now have on the patio which includes a dining set and a couple of Adirondack chairs. Not something that we will use every day but relaxing when we get the chance.

In the house there have been a few upgrades lately including a new crock pot and coffee maker (nearly free when we combined the clearance price with an old gift card at Macy’s). Also added in the mix was a new microwave that fills the space that was designed into the kitchen layout. Our last one was struggling a bit and, again, a good sale price was found. Beyond those few things, everything else was pretty much purchased for our son as he is growing out of many of the products that we have been using for months (i.e. new sippy cups and utensils).

And with the first days of summer now heating up the landscape, we are also better protected now that we have had Orkin come out and do some preventative work and some mole remediation. While we haven’t had any insect problems beyond the few stragglers here and there, I would rather have the reassurance that it will not be an issue in the future especially with our son scurrying all over the house. Now, all the bugs and spiders know that this is not some place that they want to try and get into and the moles are digging their way away from the property (they were actually a real problem in the front and back yards).

So, let the summer begin. We have the tools and we have taken care of many of the things that we needed to in order to prepared for the weather. Now all that is left is to get all of the small projects completed followed by some larger tasks and we will be ready for years to come. That being the payoff, it is well worth making the investment now.

Mortgage Monday: More Estimates


Whenever work needs to be done at the house that is beyond my limited capabilities, it is rarely a simple process to get that job done. Early last week I was finally able to set aside the time research some of the contractors and other service providers in the area. Home Advisor was actually a pretty useful tool for this in addition to work of mouth and local publications. We have had our project list pulled together for some time now and I did receive a couple of estimates for a few things that we need done but I am never one to settle for a single quote. So, with a break in the chaos of the week, I pulled together a list and got on the phone making dozens of calls and leaving a multitude of messages. With all the research done and calls placed, the rest of the week was filled with fielding responses to my queries.

The first set of calls that I placed was to some of the reputable tree service companies in the area. There are at least three trees that need to be taken down around the property and probably a few others that will need to come down in the near future. Heading into this initial investigation I knew that this is an expensive proposition as a couple of the trees are at least a hundred feet high and not in an easy location on the property. Additionally, at least one of them is so far gone that scaling in the trunk is not going to be a possibility. Of all the companies I called I was only able to get a hold of one of them who stopped by the house on Friday and delivered an unofficial estimate at a figure that I was in line with my thought process.

The next call was to a company to replace our garage doors. While one is still serviceable the other door is useless at this point and given the age of both it just makes sense to replace the pair (as well as the motors). Again, I already have a quote for this project but it is definitely one that I believe can be beat by, hopefully, a significant margin. This is one of the companies that I will have stopping by the house this week.

The last group of correspondences were to a few of the recommended general contracting firms and smaller craftsmen in the area. The one recommendation that I did receive to install some doors to my office was booked… and when I say booked I mean that he didn’t have an opening in his calendar until February 2017. A couple of the other companies I contact gave me a call later in the week and will be coming out to the house this week as well. It is definitely going to be busy around the house with all of these people coming and going but at least I will have a few sets of numbers to work with.

Firearms Friday: Going Silent


Those of you hoping to read all about silencers are going to be highly disappointed. While they are legal in my state and I do plan on purchasing in the future, this post has nothing to do with those over regulated and wonderfully useful devices. I am actually talking about something completely different and a little beyond the norm for this series of rambling posts. This is an opportunity for me to talk about my first experiences with target shooting and the hope to return to that much simpler time.

While I was first introduced to firearms while in college thanks to my former ex-Navy Seal roommate, the majority of our time spend shooting targets wasn’t at the range… and it wasn’t with firearms. We did climb up the old ski slope every now and again with our 7mm Savage rifle and Beretta M9 but the majority of our time peering down the sights was on that of a few air pellet rifles and BB guns that we picked up at Wal-Mart. We decided to save a few pennies so that we could use those pennies for target practice… literally.

Most of those early moments pulling a trigger were along the rural highways of Vermont with pennies perched atop and embedded in a snow bank. It was hours of relaxing, and sometimes frustrating fun, taking aim, splitting copper, swapping out CO2 cartridges and generally having a good time with some interesting conversations in-between shots. There have been several moments over the years when I would pass a Wal-Mart and hesitate for just a second before continuing down the road.

Now that my wife and I have some space to enjoy the outdoors and we live in an area were people respect the right to so whatever you want on your property so long that its legal, I have been tempted to partake in some of the quieter alternatives to firearms. While there are a few neighbors that, from time to time, will take their rifles into the back yard, I want to at least be considerate should I find this to be a regular routine. It is with this in mind that I have been thinking about picking up an inexpensive air rifle or crossbow.

It would be nice to head out the back door, set up a target, and send a few quiet rounds across the property. After all, I can’t always get to the range despite several options located within 10 minutes of our house so that might be a means to keep my limited skills from becoming completely dull. Not to mention that it would simply be nice to return to a simpler time and enjoy not just being in front of a target again but, at the same time, remembering those first few shots that got me hooked into this hobby.

Mortgage Monday: The Next Purchases

Now that the lawn has been taken care of and the property is in a state where we can actually enjoy some time outside it is time to start looking for all the other things that we previously avoided. While there was some outdoor space at our last rental we pretty much didn’t spend any significant time outside on the small patio and opted to take advantage of the spaces maintained by the homeowners association. Of course, we didn’t really have the time to plan anything especially since we considered that place a stopgap.

While we previously bought a tractor and already had a few other items necessary to maintain the property (i.e. snow blower, rakes, trailer for the tractor, leaf blower, etc.) we have still been needing a few other things to round out the tool shed. And thanks to a $100 refund on the tractor, we did cover a few of those things by picking up a weed eater and other small items. However, that is only a small part of the long list of things that we need for our outdoor space. Thankfully, the other items are more about relaxation rather than work.

Having purchased a lot of furniture late last year just prior to settlement I am not really looking forward to buying any more but that is the situation that we are in now. Thankfully, this is a much smaller endeavor this time around as we are looking for something to complete the patio. While we have one adirondack chair out there now for relaxing and we will be purchasing another shortly, we need to find a decent table and chairs that is also toddler friendly. We did take a quick look at a few things this past weekend but didn’t end up buying anything… some of the options at the big retailers are really expensive!

This is going to be one of those searches that both needs to get done rather quickly but that is also going to require some online investigation and, possibly, some trips to various consignment stores and thrift shops. It all comes down to finding some outdoor furniture that will allow us to enjoy the outdoor space that we now have while, at the same time, keeping it budget friendly. After all, we have had a lot of expected and unexpected costs lately and we want to retain some semblance of financial sanity. This is not an unmanageable task and we are all looking forward to making the outdoors part of our home.

Mortgage Monday: Yard Work


As the rain continued to fall off and on and the grass kept growing longer and longer, I finally found the time on Saturday to head over to the local Tractor Supply and pick out a tractor. There are a couple of other places closer to the house where I could have bought something but I decided to give a different retailer a try based on the recommendations of family members. Being that this was my first time at the store, it was an interesting experience seeing all that they have available on the shelves… the retailer is much more like a traditional hardware store than the giants that you commonly see from the highway like Lowe's or Home Depot. I prefer going here from now on. While I was there for a tractor this time around, it is nice to know that I can stop by the store (about 15 minutes away from the house) if I were to need other items.

It didn’t take long before I found the Cub Cadet that was recommended to me via text message last week and within a few minutes I was working with someone to figure out warranties and a means to have it delivered to the house…. I can fit a lot of stuff in the Jeep but a tractor is not one of them. It was during this conversation when I asked if they knew of any local landscapers who would be able to give me a head start. Thankfully, the woman with whom I was speaking had a name on hand, her landscaper, and, better yet, he would be able to pick up and deliver the tractor for me too (for free!).

On my way home, I left a message with the landscaper and by the end of the afternoon we had coordinated a time for the following afternoon to evaluate what needed to be done. And, yes, I checked with my wife to make sure it was okay for him to stop by on Mother’s Day. After walking around the property, we both agreed to a very reasonable price with work to start the following day. While the rain today has prevented us from making any progress, the work will be done this week.

While it is going to cost us a bit more, having a four man crew come in for two days and take care of everything is well worth the investment. I have no problem maintaining but I simply don’t have the time to catch up on the yard work. And, hopefully, we will have someone we can call moving forward should we need any additional landscaping or handyman work done in the future. For now, we are really looking forward to seeing the property cleaned up and seeing our son enjoying some more time outside.

Mortgage Monday: The Work Never Ends!

 While it has always been a constant project on our list of things to do, now that we own our own home, cleaning is something that I try to put greater emphasis on. And with so much more room than we have previously had in rentals, there is a lot of cleaning to do. It is a never ending list of things that need to be scrubbed, swept, washed, or rinsed. And that is just the things on the inside of the house.

Now that we have some property (and no management company), there is a lot of yard work that has yet to be done. While I should have taken care of many of these things immediately after settlement, it was a project that was quickly put on the back burner once the temperature got colder and the snow began to fall. After all, nothing like a fresh blanket of white to hide all the leaves still covering most of the planting beds.

We have been pretty good about keeping the interior of the house in relative order (organization is still lacking) but, now that the weather has turned warmer once again, all of the things that we have been putting off in the yard have to be addressed and, at this point, we are ill prepared to tackle the task. The first step is going to be buying a tractor and a better rake or leaf blower. After that it is all about setting aside the time to get things done.

However, the more I think about many of these things, the more I find myself considering hiring a cleaning and/or yard service company to take care of all these tasks. While it would undoubtedly add an additional line item on our budget, it may be worth the money so that we can spend more time with our son. After all, our schedules are still quite a bit hectic and blocking off another brick of time would be less than ideal. Definitely something to consider.

While the extra time and effort has been inconvenient at times, it is still well worth it as we are taking care of a place that we own rather than someone else’s property. It is important to remember that there are great things about being a homeowner and they definitely outweigh, by a large margin, the inconveniences, but it is not a utopian dream. There is work that comes with home ownership and also a sense of pride in caring for your property. Sometimes, though, you just have to figure out the best way to balance everything and we are definitely still working on that aspect.

House Mail


Over the last few days my wife and I have received a few letters in the mail regarding our house... another couple of firsts… which were equally good and bad. The first letter that we received was something that we knew was going to show up eventually and we weren’t looking forward to it… our property tax bill. It is almost like being lulled into a false sense of relief when looking at this total with the knowledge of what our total annual taxes are on the property. This was obviously the first and much smaller bill… the school tax bill will arrive this summer.

Having paid our taxes up front at settlement… actually, our mortgage includes the funds being held in escrow that we need for our annual taxes… I scanned and sent the invoice off to the bank. While it means a pretty significant increase in your monthly mortgage payment I do recommend having the bank hold these tax related funds in escrow as the last thing that I wanted to pay this past month was a rather substantial property tax bill. It was reassuring to see this invoice taken care of without a big hit to our account and without any impact on the amount we still owe the bank.

Another piece of mail that I scanned and sent to the bank was our official approval for our Homestead Exclusion. Essentially, since we own this property which serves as our primary home, we are entitled to a slight reduction in our school taxes. And when I say slight I mean very, very small. But, at the end of the year, whatever that amount may be, it is still money that stays in our account. Given the size of the invoice that we are bound to receive, about 2-3 times more than the initial bill from the township, it will be nice to be able to hold on to a few extra dollars.

I guess you could say that these are a few of the unpleasant first time experiences as new homeowners but, in the end, we wouldn’t change a thing. There are some ‘negative’ things about ownership and the responsibilities that we now have as partners in this endeavor but, in the end, they are minor in comparison to the benefits and security that we now have in our home. We know where we are going to be for the long term. We know where our son is going to grow up. We own our home and we have land that we are free to enjoy (after taxes).

Mortgage Monday: Scanning The Market


Every once in a while I go on some of the real estate websites to see if there is anything new on the market in our area and how much people are asking for those properties. In one regard this is simply a habit that started a few years ago when we were still in the process of finding our first house. Now it is more of just trying to see what the market is doing around us now that we have found that place to call home. In some ways what I am seeing is kind of surprising but at the same time it is an expected trend that I started to see develop during those initial months of searching years ago.

When we first saw our home come on the market we knew that we had a tremendous opportunity right in front of us and we moved fast. It was meant to be as earlier in the week a deal that we had on another property fell through. Since the day we signed the last of the mountain of papers and accrued a new mountain of debt, I have watched the market slowly rise and the inventory evaporate. While much of this can be attributed to the season, it isn’t the whole story as this particular market did not react the same way in previous years.

Now there is nothing on the market and prices continue to climb even faster than I had expected based on the market evaluation just prior to settlement. Heck, in a matter of months it may get to the point where we would have been priced out of the market had we not found our home when we did. It has been a great feeling seeing the hard numbers both for the obvious financial security but also because it shows that we were right in selecting the growing community in which we now live.   

And that second half of the equation is the most important part for me as we are not in this for the financial gain… we purchased our home for the permanence and potential of never having to move again. This is now our home and our community and we were lucky to have found this property when we did because I don’t know where we would have ended up had we waited for another year. As I watch the market continue to develop and rise, I doubt that we would have been able to find the space, the land, or the price that we did when we found this house.

Mortgage Monday: House Files


When we first made an offer on the house one of the contingencies that we put in the contract was to have all the files related to the property. Given the simple fact that the people from which we were buying the property are the ones that built it (the former owner was actually the contractor for the house) and I had seen him produce the paperwork during the inspection process, I knew that the files would be thorough and we would be able to really know all the details about the land and the structure.

While inclusion of this paperwork is usually assumed during a sale I didn’t want this seemingly small item overlooked so we included it anyway. Of course, now a couple of months have passed and while I know where everything is, I am still trying to properly organize everything into my filing cabinets… because I didn’t have enough files already. This seems to be an ongoing project and even with the headway that I have made during the sporadic bouts of organizing, there is obviously still a lot of work to do and the number of items that need to be filed just keeps getting bigger.

I guess the sheer number of files that I have is all about wanting to have as much information available to me as possible. There are a number of things that most people would consider trash or would simply digitize and destroy the physical copy. However, more often than not, I have utilized the amassed hoard of information that I have on hand to find different items or figure out dates on short notice. Additionally, I have gone through enough computers and digital storage devices to know that just because something is digitized doesn’t mean that it can’t be lost or destroyed. For me, having both available is the best option.

And that presents another issue. Well, in reality, it is simply a project that has to be completed. All of the files that we now have about the property need to be scanned and sorted for easy reference. We obviously have the physical papers on hand but, as stated above and what will be written about again in the near future, it is prudent to have both the physical and digital copies stored and easily retrievable. More so than some of the other documents I have crammed into my drawers, we really can’t afford to lose these. After all, it is not just a house as it was when we made an offer, this is our home.

Mortgage Monday: No More Shredding

 

Over the years, my wife and I have amassed hundreds of pounds of paper that we have taken the time to shred or have paid to have destroyed. It is part of how we set up our offices. In addition to the usual pieces that you find like a desk, chair, bookshelves, and a trash can we also set aside a shred both for those pieces of paper that contain sensitive information. No matter where we have lived, this has been the basic suit of items that could be found in our work spaces.

Things are a little different now as we are no longer setting aside documents to be fed through the shredder. In fact we don’t even own a shredder anymore. Now we have burn boxes that we fill and set aside in the closet to be torched at a later date. This is the first time that we have had this option as all the other places where we have lived don’t allow for burn pits or piles in the back yard. We are in a different place now and now we have a concrete lined, grate covered pit designated for this task. Should make for some warm, interesting, and productive fires.

This is just one of the many new experiences that we are enjoying in our home. We are also using well water and septic for the first times and we are having to post no hunting signs on the far end of the property. A different experience but also one that allows for greater freedom and a more relaxed way to spend our days. The burn pit is actually the only such new way of life that we have yet to experience and I am looking forward to it.

Not only does it ensure the information we wish to destroy is indeed destroyed but it is also interesting to see the work and words that we create be enveloped by the flames. Depending on the document, it might make the flames dance a different way or one kind of paper may burn hotter than some others. And what words will float up and hover with the smoke and ash just above eye level? Sometimes what we create we must also destroy… some words can be silenced with fire.

And as we burn the old files and past lease agreements, it is nice to know that we now have a home and land that we can enjoy now and in the future while we forget the details of those things and places not worth remembering from our past. All those lingering moments enveloped by the flames sustained on our land… our home… not just made into confetti that will never be used for celebration. Quite the different from the life we once lived.

Mortgage Monday: The Checks Start Now


With payment book from the bank in hand, the first of our many mortgage payments is due this week. While 30 years is a long time to be making payments at least we now find ourselves with an end date and with every payment we own a little bit more of our home. Of course, we hope that it doesn’t take us 30 years to clear this debt, at least this is the goal, so we are going to be sure to pay a little bit more each month toward principal.

Having already made an early payment it is a little disconcerting at first seeing the principal reduced by so little with every check. But, again, it is still giving us more equity each month compared to the simple evaporation of funds that we have experienced over the last several years. Now that is a disheartening number to think about. Even if your average monthly rent was $1200, over the course of five years you will have ended up paying $72,000 and have absolutely nothing to show for it. In the end, given the places that we have lived and the years that we have been renting, it is safe to say that our total is probably just north of $100,000. Seeing that principal going down by so little doesn’t seem that bad anymore.

Of course, now with us owning our home, we are also responsible for the maintenance of the house and surrounding property. A few other expenses should be expected and even with major repairs, it is still better than renting… and more cost effective given the amount of space that we now have. Each check brings us a little closer to what continues to be our goal… being debt free. While credit cards were the culprit in the past, at least now the debt is something tangible and something worthwhile.

And I will finish with this simple notion that seems to no longer be simple. While it is nice if our house increases in value over the years, all I want is the stability. If the value of the property were to stay the same I would be happy in the end. What is now seen as investment should be, once again, seen first and foremost as a home. That is how things used to be and how I view our new home. Paying interest is the price of being able to buy a home and have that stability. Our limited funds are now being applied toward a goal, something of value, and stability unlike the month to month uncertainty of the past. Now, each month, we can settle a little bit more.

TMI Tuesday: Unusually Warm Weather

When we originally went to settlement on the house we accepted the fact that we probably wouldn’t be able to enjoy the outdoor space until the spring. Well, we were definitely wrong in making that assumption as the weather has been oddly warm. Because of this, our son has been able to go outside in little more than a sweatshirt or light coat (at most) and take in the clean air. He has also been able to enjoy looking up at the countless trees which he has done since we first started carrying him outside last spring.

One of his favorite spots in the yard, probably on the entire property including inside, is the gazebo. While he hasn’t spent a lot of time in the yard (it still gets dark quickly this time of year) he always has a smile on his face when he is sitting in the middle with one of his toys. And the toy is pretty much secondary as he spends more time looking around and making cute sounds rather than playing. I’m just glad that he likes being outside rather than staying cooped up in the house.

With the warm weather, he also likes having a slight breeze in the car whenever we have to go here or there. It’s actually pretty funny, and cute, hearing him take in deep breaths as soon as we crack the back window. Hopefully this doesn’t continue once the weather finally realizes that it is supposed to be freaking cold out and the slightest air leak into the car leads to hours of shivering.

At the same time, I am curious to see if our son likes the snow. While he has seen it, he wasn’t able to fully process what it was at the time or enjoy watching it flutter through the trees. It should at least be an experience watching his reaction to both the flurries falling from the sky and the resulting blanket across the yard. He would probably enjoy watching everything from the dryness of the gazebo.

It is nice knowing that our son enjoys the outdoors and I am already looking forward to not only his reaction to the snow but the warmth that is supposed to come about with the spring and summer. He should be quite mobile by then and I am looking forward to exploring the property with him. After all, I haven’t had a chance to see everything yet either.

Still Looking


Lately our weekends have been filled (at least half of each weekend) with our search to find a home. Our weeks have also been packed with numerous searches on various real estate websites trying to find that perfect place. We have also been looking to find properties that have the potential to be exactly what we want (at a lower price point of course). It has been, and continues to be, a long process.

While we have our list of things that we want in a home, we also have a strict budget. One that we determined not just by how much we want to spend but also how much we have been prequalified for by the bank. Fortunately, this part went relatively smoothly as both numbers ended up being about the same with the slightly higher figure coming from the lenders. It is nice to know what we actually have to work with when we look at properties rather than running the possibility of seeing something we like and wondering if we can get approved.

What we have also been running into here and there is the fact that we are getting toward the end of the real estate season so there isn’t as many listings and sometimes when we have expressed an interest in taking a closer look there is already an agreement in place. On the one hand it says a lot about the areas in which we are looking but on the other it is, at the very least, cause for the occasional moments of frustration. We can’t really do anything about it besides look at the others that are available and hope that we find what we are looking for.

However, we have introduced slight adjustments to our criteria which have opened up a number of other options. You never know what you might find that falls just shy of some of the things on our wish list (this is most notably found in the size of the property). On the other hand, one thing that we haven’t adjusted and will not adjust is the commute time for my wife. I guess the same can be said for everyone’s search to find a home… you have flexibility in some areas and you have to hold firm in others.

Overall, this is whole process is both exciting and frightening. We are both looking forward to owning our own place and finding our home but I am terrified of two very simple things. The first being the fact that we would be taking on around $200,000 of debt. Enough said about that one. The other is just part of my nature… if we agree on a deal and purchase a house, is there a better one out there, is there another place about to come on the market that would be a better fit for us. I guess we will have to just wait and see what we find but, for the most part, these are two things that I am eventually just going to have to accept and be happy with what we have. From beginning to end and afterward, it is not going to be easy.

Let The Hunt Begin… Again!


It is bitter sweet, to say the least, that we are able to resume this search. Frankly, I wish we weren’t in the position to do so. But things have changed over the past couple of years and we are now, once again, on the hunt for a new home and this time we are not looking at rentals. This time we are looking for a house that we can look forward to coming home to for many years.

The past few years, while incredibly difficult for a variety of reasons at times, have helped us to figure out what is truly important to us in a home and where would be the best place for us to live. There have been a variety of towns and communities in which we have lived and also looked for places and now it seems as though we are finally figuring things out. While I am not going to disclose exactly where we have decided to look I will say that it will be a short commute for my wife and a pleasant drive for me.

In the past we have always looked at places that worked for us, that could serve us well for where we were at that moment in life. There was consideration for the future but when renting that really isn’t much of a consideration. Now we find ourselves taking a closer look at school districts and what would be best for our family. Our wish list or ideal home list was long before, now it is getting a little longer.

And that is what it really comes down to… what is going to be the best place for all of us? My wife and I want the security of a home and we want our son to feel the same way. We each have a long history of places where we have lived and we have learned from each one of those stops along the way. We are finally in a position where we know what we want and where we hope to find it.

All we have to do at this point is find that perfect listing at the right price point and get the paperwork started. Essentially, now is when the real work begins. You can search all you want but sometimes you have to dig to find that perfect property, that home among the houses, the place where our family can grow, and the soil where our roots will take hold. Wish us luck because, given our list, we are going to need it!
